Job Description:
• Studying and analyzing new sites or projects.
• Managing site survey reports for project development in terms of site surroundings and accessibility.
• Assessing land potentiality and utilities.
• Conducting pre-site surveys in order to measure the width of roads, checking public roads and accessibility.
• Checking existing buildings and leaseholders in terms of tenancy and movable periods.
• Studying and creating feasibility reports for land costs, land sizes, construction floor areas, ground floor areas, net floor areas, total units, construction cost estimations for buildings, mock-up units & sales offices, gross profits, net profits, and land/project development to bring up the selling price for decision-making.
• Control all costs to be not excess the approved feasibilities to make high profitability
• Control project progress to be within project timeline
• Studying and researching for benchmarking projects of competitors in terms of project segments, locations, land shape, mass studies, project efficiency, total units, units sold with percentages, selling prices per square meter and total selling prices, unit sizes, unit type mixes, and project value.
• Coordinating with the Marketing team in order to ensure that marketing strategies are aligned with the concepts of the projects.
• Studying and recording new land plots from brokers in terms of location, shape, land size, land costs, FAR, and distance from mass - transit for land summary data.
• Coordinating with land brokers/agencies regarding land information; title deeds, maps, land prices, land shapes, term sheets of deposits, and payment transfers.
• Other work-related tasks as assigned by management.
