Job Purpose:
The Building Surveyor will be responsible for inspecting and surveying buildings, creating a detailed asset inventory list, and ensuring accurate data entry into the company’s Computerized Maintenance Management System (CMMS) – ServiceMind. The role also includes training relevant site and engineering staff on the effective use of the CMMS for ongoing asset management, maintenance planning, and operational reporting.
Key Responsibilities:
Building Inspection & Asset Inventory:
•Conduct thorough inspections of buildings and facilities to identify all key assets, including mechanical, electrical, plumbing (MEP), HVAC, fire protection, and structural components.
•Prepare detailed asset inventory lists with accurate descriptions, locations, serial numbers, model numbers, installation dates, and maintenance requirements.
•Assess the condition and remaining life cycle of building assets to support maintenance planning and operational (OPEX) & capital expenditure (CAPEX) forecasting.
•Ensure compliance with Thai building codes and relevant international standards.
•Work with Finance & Procurement on Asset Management & Tracking Software, through QR Codes or another 3rd Party Supplier.
CMMS (ServiceMind) Data Management:
•Input all asset inventory data into ServiceMind CMMS accurately and systematically.
•Set up preventive maintenance (PM) schedules, service histories, and warranty information within the system.
•Validate data integrity and ensure all assets are properly categorized for easy reporting and tracking.
Training & Support:
•Develop and deliver user training sessions for engineering, operations, and administrative staff on using ServiceMind for asset tracking, maintenance requests through CM Module, and PM scheduling.
•Provide ongoing technical support and troubleshooting for CMMS users.
•Prepare user manuals, quick reference guides, and training materials tailored to site needs.
Reporting & Continuous Improvement:
•Generate Asset reports, maintenance logs, and system performance dashboards as required by management.
•Recommend improvements in Asset Data Collection and CMMS utilization to enhance operational efficiency.
•Collaborate with IT, Engineering, and Facilities Teams to streamline workflows and integrate new technologies.
