Responsibilities
Job Purpose
Lead and support end-to-end procurement operations for engineering, architectural, interior, and furniture-production materials. Ensure strategic sourcing, cost effectiveness, supplier performance, and cross-functional alignment—across local, on-site, factory, and Greater China operations—to meet project and production objectives.
Procurement Operations & Project Management
- Coordinate material purchasing for furniture manufacturing, factory operations, and on-site construction work.
- Serve as Procurement Project Lead for real estate, residential, hotel, and interior-related projects.
- Prepare, update, and control the procurement schedule to ensure timely material readiness.
- Compile material requirement lists (MRL) and validate quantities against BOQ and project specifications.
- Work with Estimation teams to verify material quantities, surface areas, and component requirements used for cost planning.
- Collaborate with Construction Design teams to prepare, review, and finalize drawings, including For Construction (FC) and As-Built documentation.
Supplier Management & Sourcing Strategy
- Select local and Chinese suppliers based on structured criteria—cost, quality, performance, service, and compliance.
- Prepare tender packages and bidding documents for both domestic and Greater China procurement.
- Evaluate supplier quotations (pricing, quantity, specifications compliance) and lead commercial negotiations.
- Maintain strong supplier relationships, resolving issues related to specifications, performance, delivery, or pricing.
- Conduct supplier meetings and site visits when necessary to assess capability, cost, and timeline commitments.
- Adjust procurement strategies in response to market shifts, supply risks, or economic conditions.
Cross-Border Procurement
- Manage procurement activities within Greater China, including sourcing, supplier evaluation, and contract negotiation.
- Review and validate offers from Chinese and local suppliers to ensure accuracy and alignment with technical parameters.
Qualifications
- Bachelor’s degree in related fields.
- Minimum 5 years of hands-on experience in project procurement within Main Contractor, Real Estate, or Hotel industry.
- Extensive experience in procurement/sourcing within China or APAC markets.
- Strong knowledge of construction materials, BOQ, engineering systems, interior and architectural materials, and furniture production materials.
- Proven capability in supplier negotiation, conflict resolution, and formal tender management.
- Fluent in English and/or Mandarin (written and verbal). Have an advantage
- Able to travel for supplier visits and work extended hours when required.
- Able to work independently in a fast-paced environment and manage multiple projects simultaneously.
