Responsibilities

Location : The Pantip at Ngamwongwan

Working day : 6 Day / Week Shift 9:00 - 18:00 , 13:00 -22:00

Property Operations & Service Excellence: Oversee daily building operations including housekeeping, maintenance, security, and facility readiness. Ensure common areas and tenant premises meet AWC’s operational and visual standards at all times. Conduct regular inspections and promptly address any service gaps or safety risks.
Tenant Relationship & Service Coordination: Act as the contact for tenants regarding service issues, feedback, and operational requests. Ensure effective coordination of tenant fit-out processes and onboarding experience. Drive tenant satisfaction and proactively resolve concerns with professionalism and urgency.
Team Leadership & Workforce Management: Lead and supervise on-site property service teams including reception, safety, and loss prevention staff. Provide coaching, performance feedback, and training to maintain service standards and team productivity. Organize shift rotations and manpower planning to optimize service delivery.
Contractor & Vendor Oversight: Manage outsourced vendors and service providers to ensure service levels, cleanliness, safety, and efficiency. Monitor contractor performance and ensure compliance with contracts and safety policies.
Facility Maintenance & Compliance: Coordinate with engineering teams to ensure preventive maintenance schedules are executed. Monitor facility assets and systems to ensure proper functioning and regulatory compliance. Support incident and emergency handling procedures for safety and business continuity.
Budget Monitoring & Operational Reporting: Support budget preparation and cost tracking for property-related operations. Prepare and review reports on operational performance, incident logs, and service metrics.
Cross-functional Collaboration: Work closely with Leasing, Marketing, Engineering, and Finance teams to ensure cohesive operations and aligned business objectives. Participate in tenant events, campaigns, and site readiness activities as part of integrated property management

Requirements

Experience & Background: 5 years+ in property or facilities management, hospitality operations, or commercial building services, with at least 2 years in a supervisory role. Experience in retail or office property is highly preferred
People Leadership: Proven ability to lead diverse teams, manage schedules, and uphold service quality across multiple functions.
Customer-Centric Mindset: Strong communication and tenant engagement skills with a service-oriented approach to problem-solving.
Operational & Technical Knowledge: Familiarity with building operations (e.g., MEP systems), safety compliance, and property inspection protocols.
Crisis Management: Ability to respond promptly and effectively in emergency or incident situations with sound judgment.
System Proficiency: Proficient in Microsoft Office and familiarity with property or facility management software/tools.
Growth-Oriented Mindset: A “can-do” attitude with a willingness to learn, adapt, and embrace innovation to improve processes.
