Responsibilities

Job Summary

The Head of Building Management is responsible for the overall strategic, operational, and commercial management of the company’s building and rental asset portfolio. This role ensures that properties are efficiently operated, well maintained, compliant with relevant regulations, and capable of generating stable and sustainable income.

The position focuses on asset performance, cost control, risk management, and value preservation while identifying opportunities to enhance revenue through effective use of building spaces and commercial initiatives. Reporting to senior management, the role requires strong leadership, sound judgment, and a long-term ownership mindset to support the company’s stable operations and asset growth.


Responsibilities:

1. Strategy and Policy

  • Define building management strategies, plans, and objectives aligned with company goals
  • Analyze market trends and business opportunities to enhance asset value
  • Implement proactive actions based on company direction
  • Identify and manage operational, financial, and reputational risks
2. Building Operations Management
  • Plan, control, and oversee building operations, utilities, and common areas
  • Ensure standards of cleanliness, orderliness, safety, and service quality
  • Manage preventive and corrective maintenance activities
  • Coordinate and supervise contractors, service providers, and external partners
  • Ensure compliance with building laws, safety regulations, and environmental requirements
3. Commercial Development and Revenue Generation
  • Develop policies and plans to generate income from rental and building spaces
  • Initiate and manage revenue-generating projects such as markets, retail spaces, and special events
  • Analyze project feasibility, costs, and return on investment (ROI)
  • Present commercial proposals and business plans to senior management
4. Budget and Financial Management
  • Prepare, control, and review the annual departmental budget
  • Monitor costs, expenses, and financial efficiency
  • Review and approve operational performance and financial reports
  • Authorize petty cash transactions within assigned authority
5. Organizational and People Management
  • Manage and develop the building management organization
  • Enhance staff capabilities and plan career development
  • Assign tasks, supervise, and evaluate subordinate performance
  • Promote a performance-driven, service-oriented, and accountable culture
6. Coordination and Corporate Representation
  • Coordinate with corporate communications to align activities with company image
  • Work closely with senior executives and external stakeholders
  • Act as the company representative in assigned external activities


Requirements
  • Bachelor’s or Master’s degree in Business, Engineering, Real Estate, or related field
  • 7–10 years of experience in building or property management
  • Strong knowledge of building operations, regulations, and lease management
  • Experience in budgeting, cost control, and revenue management
  • Proven leadership and team management capability
  • Strong communication, negotiation, and decision-making skills
