Responsibilities
1. Multi-Project Management
- กำกับดูแลการบริหารคอนโดมิเนียมหลายโครงการให้เป็นไปตามมาตรฐานเดียวกัน
- ติดตามผลการดำเนินงานของแต่ละโครงการ และแก้ไขปัญหาที่มีผลกระทบต่อการให้บริการ
- ลงพื้นที่ตรวจเยี่ยมโครงการอย่างสม่ำเสมอ
- วิเคราะห์สถานการณ์และกำหนดแนวทางแก้ไขปัญหาเชิงรุก
2. Building Manager Management
- กำกับและสนับสนุนการทำงานของ Building Manager ในแต่ละโครงการ
- กำหนดเป้าหมายและติดตาม KPI ของทีม
- Coaching และพัฒนาศักยภาพ Building Manager
- ประเมินประสิทธิภาพการทำงาน พร้อมให้คำแนะนำเพื่อยกระดับผลการดำเนินงาน
3. Operations & Property Management
- ควบคุมมาตรฐานงานอาคาร เช่น Engineering, Housekeeping, Security, Safety และ Customer Service
- ตรวจสอบความพร้อมของอาคารและระบบสาธารณูปโภค
- กำกับ Preventive Maintenance และการแก้ไขงานซ่อมบำรุง
- ตรวจสอบและติดตามงานของผู้รับเหมาและ Vendor
4. Budget & Cost Control
- ควบคุมค่าใช้จ่ายของแต่ละโครงการให้เป็นไปตามงบประมาณ
- วิเคราะห์ Cost และหาแนวทางลดต้นทุนโดยไม่กระทบคุณภาพบริการ
- ติดตามการจัดซื้อจัดจ้างและการบริหารสัญญา Vendor
- วิเคราะห์ Budget vs. Actual และจัดทำข้อเสนอเพื่อปรับปรุง
5. Customer & Juristic Committee Management
- กำกับมาตรฐานการให้บริการและ Customer Experience
- สนับสนุน Building Manager ในการบริหารความสัมพันธ์กับคณะกรรมการนิติบุคคล
- รับผิดชอบในการจัดการ Escalated Complaints หรือปัญหาสำคัญ
- สร้างความเชื่อมั่นให้กับลูกบ้านและคณะกรรมการ
6. Quality, Safety & Compliance
- ตรวจสอบให้ทุกโครงการปฏิบัติตามกฎหมายและข้อกำหนดที่เกี่ยวข้อง
- กำกับมาตรฐานด้าน Safety & Security
- ตรวจสอบความเสี่ยงของอาคารและจัดทำ Risk Mitigation Plan
- ติดตามผล Audit และ Corrective Action
7. Reporting & Performance Analysis
- จัดทำ Area Performance Report เพื่อนำเสนอผู้บริหาร
- วิเคราะห์ KPI, Customer Complaint, Cost, Maintenance และ Operational Performance
- เปรียบเทียบ Performance ระหว่างโครงการเพื่อหา Best Practice
- นำข้อมูลมาวางแผนปรับปรุงประสิทธิภาพการบริหาร
8. Strategic Improvement
- วางแผนยกระดับมาตรฐานการบริหารทุกโครงการใน Area
- สร้าง Best Practice และนำไปประยุกต์ใช้กับโครงการอื่น
- เสนอแนวทางเพิ่มประสิทธิภาพ ลดต้นทุน และเพิ่ม Customer Satisfaction
- สนับสนุนการเปิดโครงการใหม่หรือรับมอบโครงการใหม่ตามที่ได้รับมอบหมาย
Qualifications
- ปริญญาตรีขึ้นไป สาขา บริหารธุรกิจ, การจัดการ, วิศวกรรมศาสตร์, อสังหาริมทรัพย์, Property Management หรือสาขาที่เกี่ยวข้อง
- มีประสบการณ์ด้าน Property Management / Condominium / Facility Management อย่างน้อย 7–10 ปี
- มีประสบการณ์บริหาร Building Manager / Property Manager หรือทีมปฏิบัติการหลายโครงการ
- หากมีประสบการณ์ดูแลคอนโดมิเนียมหลายโครงการจะได้รับการพิจารณาเป็นพิเศษ
- มีประสบการณ์บริหาร Budget, Vendor และงาน Maintenance
- มีความรู้ด้านการบริหารอาคารและ Property Management
- มีความรู้เกี่ยวกับระบบ Engineering และ Facility Management
- มีความรู้ด้าน Budget & Cost Control
- มีความเข้าใจเกี่ยวกับกฎหมายและข้อกำหนดที่เกี่ยวข้องกับอาคารชุด
- มีเข้าใจการบริหารนิติบุคคลอาคารชุดและการทำงานร่วมกับคณะกรรมการ
