Responsibilities

Position Overview

The Land, Property, and Building Asset Manager is responsible for the strategic, financial, and operational oversight of our real estate portfolio. This includes raw land holdings, commercial/residential properties, and physical building structures.

The primary goal is to maximize Net Operating Income (NOI), drive capital appreciation, and optimize the utilization of all physical space. You will oversee property lifecycles from acquisition, zoning, and development through to leasing, major structural upgrades (CapEx), and eventual disposition.

Key Responsibilities

1. Land Strategy & Development

  •  Zoning & Entitlements: Navigate municipal zoning laws, land-use permits, and environmental regulations to unlock the highest and best use (HBU) of raw or underutilized land.
  •  Feasibility Studies: Conduct financial and spatial analysis for potential land development, joint ventures, or ground lease opportunities.
  •  Boundary & Easement Oversight: Manage land surveys, title issues, property boundaries, and right-of-way agreements.


2. Property & Building Asset Optimization

  • Capital Allocation (CapEx): Plan, budget, and oversee major structural or aesthetic building interventions (e.g., HVAC overhauls, roof replacements, facade modernizations) that increase property value.
  •  Operational Oversight: Direct third-party property management companies to ensure buildings are maintained to premium standards, minimizing structural depreciation.
  •  Sustainability & Energy Management: Implement green building initiatives (e.g., LEED certifications, energy-efficient retrofits) to reduce utility overhead and meet modern compliance standards.


3. Financial Portfolio Management

  •  Financial Modeling: Build and maintain detailed cash flow models, internal rate of return (IRR) calculations, and net present value (NPV) projections for each asset.
  •  Lease Optimization: Collaborate with commercial brokers to establish competitive lease structures, minimize vacancy rates, and secure high-value anchor tenants.
  •  Risk & Valuation: Conduct regular property valuations, market rent analyses, and risk assessments regarding property insurance, tax assessments, and changing neighborhood demographics.

Qualifications

Required Skills and Qualifications


  • Bachelor’s degree in Real Estate, Finance, Urban Planning, Civil Engineering, or Business Administration. A Master's degree or CCIM (Certified Commercial Investment Member) designation is highly valued.
  •  5 to 7+ years of progressive experience managing real estate assets, with verifiable success in land development or managing complex physical building portfolios.
  •  Mastery of real estate financial software (e.g., Argus Enterprise, specialized GIS land-mapping tools, and advanced Excel modeling).
  • Strong familiarity with building codes, landlord-tenant law, commercial lease mechanics (Triple Net/NNN, Gross, Ground leases), and local environmental compliance.
