Director of Business Strategy & Operations, Executive Office - Charoensin Asset Co.,Ltd.

• Work closely with Executive Management on business strategy, key problems, new opportunities, and special projects.
• Analyze business performance, identify risks, and propose practical solutions to improve revenue, cost, workflow, and execution.
• Prepare executive reports, feasibility studies, business cases, financial summaries, and decision papers.
• Follow up important assignments across departments to ensure execution is completed properly and on time.
• Represent Executive Management when coordinating with internal teams, banks, advisors, vendors, contractors, or business partners.

• Review workflows across departments and identify inefficiency, duplicated work, unclear responsibilities, or weak control points.
• Improve business processes such as front office workflow, property operations, purchasing, reporting, customer service, and approval flow.
• Work with department heads to improve SOP, accountability, work standards, and execution discipline.
• Use data and facts to solve problems and improve speed, cost control, service quality, and operating results.

• Study new business opportunities such as hotels, serviced apartments, factories, property expansion, or other business lines.
• Analyze market, competitors, revenue potential, cost structure, manpower needs, investment risk, and return on investment.
• Work with internal teams or external advisors to turn business ideas into practical execution plans.
• Identify key threats, weaknesses, and execution risks before the company commits capital.

• Review project-related issues when required, including BOQ, cost estimates, renovation plans, contractor proposals, and project assumptions.
• Challenge unclear costs, unusual quantities, weak specifications, or unrealistic assumptions before management approval.
• Support preparation of project presentations, feasibility studies, financial summaries, and business cases for bank financing.
• Coordinate with Finance, Accounting, Construction, Operations, banks, and advisors for loan applications, refinancing, or credit facility discussions.

• Help identify strong employees, weak points in the organization, and potential successor candidates.
• Support department heads in improving role clarity, accountability, capability gaps, and performance expectations.
• Work with HR and management on organization structure, succession planning, and leadership development.

• Bachelor’s degree in Engineering, preferably Industrial Engineering, Civil Engineering, Mechanical Engineering, or related fields.

• Master’s degree in Business Administration, Finance, Management, Real Estate, or related fields is highly preferred.
• Minimum 10 years of experience in strategy, operations, project management, engineering, real estate, consulting, business transformation, or related fields.
• Experience working directly with senior management, business owners, or executive-level decision makers.
• Strong ability to analyze business problems, operational issues, project cost, financial impact, risks, and execution plans.
• Able to understand workflow, BOQ, project cost, procurement, feasibility studies, and financing assumptions.
• Experience in project feasibility, investment analysis, bank presentation, business case preparation, or loan financing support is an advantage.
• Strong project management, cross-functional coordination, communication, negotiation, and problem-solving skills.
• Hands-on, detail-oriented, practical, and comfortable working with incomplete or messy information.
• Able to use Excel, PowerPoint, dashboards, financial models, and management reports effectively.
• Experience in real estate, property management, construction, hospitality, manufacturing, or consulting is an advantage.
• High integrity, strong ownership mindset, and able to work with confidential business information.
