Responsibilities

 1. Accounting Management
• Manage and oversee the daily operations of the accounting department.
• Ensure accurate and timely recording of all financial transactions.
• Prepare monthly, quarterly, and annual financial statements in accordance with Thai Financial Reporting Standards (TFRS).
• Review and reconcile general ledger accounts, accounts receivable, accounts payable, and fixed assets.
• Supervise month-end and year-end closing processes.
2. Real Estate Project Accounting
• Monitor project accounting activities for real estate development projects.
• Manage project cost accounting, construction costs, and capitalization of development expenses.
• Ensure proper revenue recognition in accordance with TFRS 15 and applicable accounting standards.
• Review customer payment schedules, transfers of ownership, and project settlements.
• Analyze project profitability, cash flow, and financial performance.
• Coordinate with Sales, Legal, Project Development, and Property Management teams regarding financial matters.
3. Taxation and Regulatory Compliance
• Ensure timely and accurate submission of all tax filings, including VAT, withholding tax, and corporate income tax.
• Maintain compliance with local tax regulations and statutory requirements.
• Liaise with external auditors, tax consultants, government authorities, and regulatory agencies.
• Monitor changes in accounting and tax regulations and implement necessary updates.
4. Internal Controls and Audit
• Develop and maintain effective internal control systems.
• Ensure compliance with company policies and financial procedures.
• Identify and mitigate accounting, tax, and financial risks.
• Support internal and external audit activities and ensure audit findings are addressed promptly.
5. Financial Reporting and Analysis
• Prepare management reports and financial analyses for executive management.
• Provide insights into financial performance, project profitability, and budget variances.
• Assist management in strategic planning and financial decision-making.
• Support budgeting, forecasting, and cash flow planning processes.
6. Team Leadership
• Lead, mentor, and develop the accounting team.
• Establish performance objectives and conduct staff evaluations.
• Ensure continuous improvement of accounting processes and systems.
• Foster a culture of accuracy, accountability, and professionalism.

Qualifications

Education
• Bachelor’s Degree or higher in Accounting, Finance, or a related field.
• Certified Public Accountant (CPA) is highly preferred.
• CPD License (Thailand) is an advantage.
Experience
• Minimum 8–10 years of accounting experience.
• At least 3–5 years in a managerial or supervisory accounting role.
• Experience in real estate development, property management, hospitality, or construction industries is strongly preferred.
• Technical Skills
• Strong knowledge of Thai Financial Reporting Standards (TFRS).
• In-depth understanding of taxation, corporate compliance, and financial reporting.
• Experience with project accounting and cost control in real estate developments.
• Proficiency in ERP systems and accounting software.
• Advanced Microsoft Excel skills.
