Responsibilities
- บันทึกรายการบัญชีทั่วไป (GL) และรายการปรับปรุงทางบัญชี พร้อมทั้งดำเนินการปิดบัญชีประจำเดือนและประจำปี
- บันทึกและปันส่วนต้นทุนโครงการอสังหาริมทรัพย์ รวมถึงค่าที่ดิน ค่าก่อสร้าง ค่าออกแบบ และ Soft Costs
- บันทึกและตรวจสอบงานระหว่างพัฒนา (WIP) รวมถึงการตัดต้นทุนขายตามสัดส่วนการโอนกรรมสิทธิ์
- ตรวจสอบการรับรู้รายได้จากการขายและการโอนกรรมสิทธิ์ให้เป็นไปตามมาตรฐานการบัญชีสำหรับธุรกิจอสังหาริมทรัพย์ (TFRS 15)
- กระทบยอดบัญชี GL กับระบบบัญชีแยกประเภทลูกหนี้ (AR), เจ้าหนี้ (AP), สินค้าคงเหลือ/งานระหว่างพัฒนา (Inventory/WIP) และจัดทำ Bank Reconciliation
- จัดทำและยื่นภาษีอสังหาริมทรัพย์ ได้แก่ ภาษีธุรกิจเฉพาะ (SBT), ภาษีหัก ณ ที่จ่าย (ภ.ง.ด. 3, 53) และภาษีมูลค่าเพิ่ม (ภ.พ. 30)
- จัดทำทะเบียนสินทรัพย์ถาวร คำนวณค่าเสื่อมราคา และดูแลการตัดจำหน่ายสินทรัพย์
- ประสานงานกับผู้สอบบัญชีภายนอก กรมสรรพากร ฝ่ายก่อสร้าง ฝ่ายขาย และฝ่ายโอนกรรมสิทธิ์
Qualifications
- ปริญญาตรี สาขาการบัญชี
- มีประสบการณ์ด้านบัญชี GL 2–5 ปี (หากมีประสบการณ์ตรงจากธุรกิจอสังหาริมทรัพย์หรือก่อสร้างจะได้รับการพิจารณาเป็นพิเศษ)
- มีความรู้ความเข้าใจในมาตรฐานการบัญชี (TFRS) และกฎหมายภาษีที่เกี่ยวข้องกับอสังหาริมทรัพย์
- มีความสามารถในการใช้งานโปรแกรม ERP (เช่น SAP, Oracle, Express) และ MS Excel (Pivot Table, VLOOKUP)
- มีคุณสมบัติและขึ้นทะเบียนเป็นผู้ทำบัญชี (CPD)
- มีความละเอียดรอบคอบ ทักษะการวิเคราะห์ตัวเลข และสามารถสื่อสารประสานงานได้อย่างมีประสิทธิภาพ
