Responsibilities

Job Summary
The Property Manager is responsible for the overall management and operation of JLK Tower, covering tenancy management, building engineering, financial performance, and tenant satisfaction. The role ensures efficient property operations, compliance with regulations, and high service standards.

Responsibilities
1. Tenancy & Property Management
• Plan, control, and manage all tenancy operations within the building
• Oversee unit handover and tenant move-in / move-out processes
• Handle tenant complaints and resolve issues effectively
• Maintain strong tenant relationships and ensure high tenant satisfaction

2. Engineering & Building Operations
• Supervise building systems operations including HVAC (Chiller), electrical, plumbing, and fire protection systems
• Plan and manage preventive maintenance (PM) and corrective maintenance activities
• Monitor and ensure efficient performance of Building Management Systems (BMS)
• Ensure all systems comply with safety standards, regulations, and legal requirements
• Respond to and manage emergency situations such as power outages, system failures, and fire incidents

3. Vendor Management
• Select, evaluate, and appoint qualified contractors and service providers
• Monitor and control vendor performance in accordance with contracts
• Ensure cost efficiency and quality of outsourced services

4. Risk & Compliance Management
• Ensure building operations comply with laws, regulations, and safety standards
• Manage risks related to property, operations, and building occupants
• Oversee security, insurance, and cleaning services
• Prepare for internal and external audits and inspections

5. Documentation & Reporting
• Maintain proper documentation including maintenance records, contracts, and reports
• Prepare and present building performance reports to management

6. Sustainability & Efficiency
• Implement and promote energy-saving initiatives
• Monitor resource and energy consumption to improve efficiency
• Support sustainability and ESG initiatives of the organization

Qualifications

Qualifications
• Bachelor’s degree or higher in Engineering (Mechanical / Electrical Power) or related fields
• Minimum 5–10 years of experience in high-rise building management, property, or facilities management
• At least 3–5 years of experience in a managerial role within office or commercial buildings
• Experience in both tenancy management and building engineering operations
• Strong knowledge of building systems including HVAC (Chiller), electrical, plumbing, fire protection, and BMS
• Good understanding of preventive maintenance and facility management
• Knowledge of relevant laws, regulations, and safety standards
• Experience in budgeting, cost control, and financial reporting
• Understanding of rental income management and lease agreements
• Ability to analyze performance and control expenses effectively
• Good command of English (both written and spoken)
• Ability to work under pressure and handle emergency situations
• High sense of responsibility, integrity, and attention to detail
