Responsibilities

  1. Collaborate with the area manager to take over buildings, utility systems, machinery, equipment, and common property from projects for maintenance and upkeep.

  2. Plan building management to achieve the objectives and requirements of the committee, co-owners/residents, and company policies.

  3. Oversee and resolve issues for co-owners/residents related to the juristic person to ensure smooth operations and safety.

  4. Maintain common areas to be clean and aesthetically pleasing.

  5. Supervise repairs, maintenance of engineering systems, and upkeep of the building's common assets to ensure they are always in normal, ready-to-use condition.

  6. Formulate regulations for the use of common property, consistently updating them to align with the building's needs.

  7. Monitor and expedite the collection of common fees, building insurance, and elevator maintenance fees.

  8. Control various building management expenses to stay within the allocated budget.

  9. Organize general meetings for co-owners and meetings for the condominium's juristic person committee.

  10. Operate in compliance with relevant laws governing condominium management to meet customer needs through satisfactory service and strong customer relationships.

Qualifications

  1. Education Level: Bachelor's Degree or higher

  2. Field of Study: Business Administration or related fields

  3. Knowledge of ISO 9001

  4. Proficient in computer skills, able to use basic programs such as MS Office (Word, Excel, PowerPoint)

  5. Knowledge of relevant laws, including but not limited to: Condominium Act, Building Control Act, Environmental Law, Labor Law, Thai Labor Standards, and Revenue Code.

  6. Understanding of condominium engineering systems

  7. Ability to read financial statements

  8. Competent in building management (covering facility management, engineering, administration, accounting/finance, and subcontractor control)
