Head of Commercial Center Operations (new business) - THE KE GROUP CO., LTD.

1. Business & Financial Management

·      กำหนดกลยุทธ์และแผนธุรกิจ พร้อมรับผิดชอบผลประกอบการ (P&L), NOI และ OPEX

·      วิเคราะห์ผลการดำเนินงาน พัฒนาโอกาสสร้างรายได้ และรายงานผลต่อผู้บริหาร

2. Asset & Commercial Management

·      บริหาร Asset Performance และ Occupancy Rate ให้บรรลุเป้าหมาย

·      กำหนดกลยุทธ์ Tenant Mix และสนับสนุนการพัฒนาศักยภาพเชิงพาณิชย์ของโครงการ

3. Leasing & Tenant Management

·      กำกับกลยุทธ์การปล่อยเช่า การต่ออายุสัญญา และการบริหารผู้เช่ารายสำคัญ

·      เจรจาเงื่อนไขทางธุรกิจ พร้อมสร้างความสัมพันธ์ระยะยาวกับผู้เช่า

4. Operations & Customer Experience

·      กำกับการบริหารอาคาร วิศวกรรม ความปลอดภัย และผู้รับเหมาภายนอก

·      ยกระดับมาตรฐานการดำเนินงานและประสบการณ์ลูกค้า พร้อมบูรณาการการทำงานร่วมกับฝ่ายการตลาดเพื่อเพิ่ม Foot Traffic และยอดขายของผู้เช่า

5. Governance & Sustainability

·      บริหารความเสี่ยง แผนความต่อเนื่องทางธุรกิจ (BCP) และการจัดการภาวะวิกฤต

·      กำกับดูแลการปฏิบัติตามกฎหมาย มาตรฐานด้านความปลอดภัย และผลักดันแนวทาง ESG

6. Leadership

·      บริหารและพัฒนาทีมงาน กำหนด Workforce Planning และ Succession Planning

·      สร้างวัฒนธรรมการทำงานที่มีประสิทธิภาพ และพัฒนาศักยภาพผู้จัดการในทุกสายงาน

Education

ปริญญาตรีหรือสูงกว่า สาขาบริหารธุรกิจ การจัดการอสังหาริมทรัพย์ การตลาด วิศวกรรม หรือสาขาที่เกี่ยวข้อง

Experience

·      ประสบการณ์ในธุรกิจศูนย์การค้า อสังหาริมทรัพย์เชิงพาณิชย์ คอมมูนิตี้มอลล์ หรือธุรกิจรีเทล 10  ปีขึ้นไป

·      ประสบการณ์ในตำแหน่ง General Manager, Mall Manager, Center Manager หรือ Property Director อย่างน้อย 5 ปี

·      มีประสบการณ์บริหารผลประกอบการ (P&L) และทีมงานข้ามสายงาน
