• Monitor and manage of generating income meet the target accordance with the company vision and core values. Provide management reports and recommendations to upper management on achievements
• Prepares a target list of the prospective customers, both local and international suitable for the type of areas available for leasing in the mall, in order to generate interest in the mall, work towards sales closure to meet revenue targets
• Acquire the new potential tenant partners and offer leasing space by negotiating pricing and closing the deal to maximize company’s business and financial interests. Manage sale activities and develop attractive leasing packages to achieve sale target in retail business for the shopping mall
• Manage potential tenants’ screening and background check processes to ensure their profile matches company’s business requirements and development objectives
• Negotiate lease agreements and renewals with tenant partners with a constant focus on enhancing the tenancy mix and proactively pursuing exciting and unique concepts to enhance the company’s offerings to the customers
• Prepare and maintain of all necessary documents for contracts, Amendments, Lease Summaries, Cover sheets and offers.
• Assist with all move-out and move-in events and coordinates tenants with relating units i.e. MOP, marketing, IT, etc. to ensure smooth tenant transfer. Hear their issues & ideas and arrange a solution to their problems
• Oversees the collection of rent and verifies all payments ensure rent is collected from all tenants e.g. deposits and/ fees associated with move-in (as necessary), rental fees
• Build, manage and maintain effective relationships with tenant and other stakeholders, especially the high-performance tenants to optimize company’s financial returns and long-term business viability
• Coordinate with relevant units including Marketing, Mall of operation and Customer Engagement to ensure the company’s retail space is attractive and appealing for prospective tenants to lease
• Keep abreast with trends and development in the business to propose development strategies to management. Execute surveys to ensure competitive market pricing
